There are things in a building that you only notice when they're missing. One of them is the cleanliness of the staircase. In practice, stairwell cleaning isn't about "cleaning it on cleaning day," but rather maintaining that cleanliness every day—regardless of weather, traffic, or occupancy.
In one of the communities we service in Warsaw, the problem wasn't a lack of cleaning, but rather its predictability. Sometimes it was very thorough, other times superficial. In practice, in the middle of the day: what does comprehensive stairwell cleaning look like?
A well-planned, comprehensive stairwell cleaning doesn't start with a mop, but with observation. Working in a building where the busiest hours are in the morning (6:30–9:00 AM) differs from working in a building where the stairwell comes alive mainly in the evening.
For example, in one of the buildings in Wrocław (approx. 300 m², 5 floors) we tested two models:
- early morning cleaning (6:00–8:00);
- cleaning after 10:00.
The effect was surprising—with the second option, the floors stayed visually clean for an average of 2–3 hours longer. This small change translated into a real improvement without increasing the number of visits (three times a week, approximately 1.5–2 hours each).
The process itself includes not only washing and sweeping, but also less obvious things – such as removing handprints from railings (which can appear up to 50-70 times a day in a single vertical) and spot disinfection of contact areas.
Where is the best place to clean stairwells for cooperatives and communities?
It makes the most sense for the cooperative to clean stairwells where previously everything was "someone's but nobody's".
In Łódź, we worked with a building (over 100 apartments) where, for years, residents took turns cleaning. At first, this seemed cheaper, but in practice:
- the standard was uneven (differences even between floors);
- no one was responsible for the end result;
- and when there was more dirt, conflicts arose.
After switching to regular maintenance, the biggest change wasn't even cleanliness—it was peace of mind. After just the first quarter, the number of "housekeeping" topics at meetings dropped by about 70%.
What Staircase Cleaning Really Depends On: A Price List Without Simplifications
When it comes to stairwell cleaning price lists, the biggest mistake is comparing only the "per meter" rates.
Two buildings with similar floor space (e.g., 250–300 m²) can require completely different workloads. In Poznań, we service a facility where up to 200–300 people pass through the stairwell daily (commercial premises on the ground floor). These facilities require more frequent interventions and more thorough cleaning of entrance areas.
In turn, in a quieter building in Krakow, the traffic is several times lower, but periodic maintenance is more important – for example, thorough cleaning once every 3–4 weeks.

How a Staircase Cleaning Company Works When Consistency Matters
A good stairwell cleaning company is one whose work goes unnoticed – because the effect is always similar, regardless of the day of the week.
Standardization plays a significant role for us. We use ENZIM products (a Polish manufacturer), which allow for consistent results while using less—in practice, approximately 20–25% less chemicals than traditional solutions.
We're also introducing Keenon and Ecovacs cleaning robots to larger properties. In one Warsaw development (over 800 m² of common areas), the robot works for about 3–4 hours daily, supplementing the team's work. The result? No "drops in cleanliness" between visits and a more consistent standard.
In addition, there is third-party liability insurance of PLN 1 million – an element that in practice protects both the administration and residents.
Staircase cleaning services that adapt to the life of the building
Our stairwell cleaning services are not "rigid" because each building functions a little differently.
In one building in Krakow, residents noted that freshly mopped floors quickly lost their effectiveness because children returned from school between 1:00 and 3:00 p.m. We postponed one of the visits by two hours—without increasing the number of visits.

How to honestly calculate the cost of cleaning staircases: price per m2 in practice
In the case of stairwell cleaning, the most important thing is that the price per m2 is based on real work.
It happens that buildings "on paper" are 300 m², but in reality there are 330-350 m² to service (additional passages, technical rooms). A difference of 10-15% translates directly into working time and resource consumption.
Therefore, accurate measurements at the beginning help avoid later corrections and misunderstandings.

The most interesting moment in our work is when the topic of cleaning disappears from residents' conversations.
